FHA Fixed Rate Financing
Fixed rate loans are most popular type of FHA loan. These loans are fully amortized and have no pre-payment penalty.
All FHA loans can be paid off or refinanced at any time. The loans are assumable but assumption of the loan is subject to the new borrower credit qualifying.
This type of loan can be used for any of the following types of owner occupied properties.
- Single family home: the maximum loan amount for single family housing is $271,050
- 2 units – duplex: the maximum loan amount for a duplex is $347,000
- 3 units – triplex: the maximum loan amount for a triplex is $419,425
- 4 units – fourplex: the maximum loan amount for a fourplex is $521,250
The maximum FHA loan calculations are for the base loan only and do not include the Upfront Mortgage Insurance Premium (MIP), which can be financed into the loan. Additionally, there is no maximum FHA sales price, only a maximum loan limit.
