VA Home Loan Eligibility Requirements
Eligibility for a VA Home Loan is decided by government guidelines and varies depending on the number of days of active duty, wartime status, surviving spouse status and branch of service. Eligibility is not limited to veterans. Reservists and National Guard members are also eligible depending on the level of service provided.
For VA home loan purposes, a veteran is a person who has served in the military on active duty for at least 181 days (90 days wartime) or has six years of service in the reserves/national guard and has not been dishonorably discharged. Spouses of deceased veterans (with a service-related death) can qualify if they have not remarried.
Once your eligibility is determined, Delta Trust Mortgage will assist you in obtaining a Certificate of Eligibility (VA Form 26-1880). As an authorized lender with the U.S. Department of Veterans Affairs, we use a web-based application known as ACE (automated certificate of eligibility). In most cases, ACE allows us to quickly determine eligibility and provide a Certificate of Eligibility in only a day or two.
